Questions To Ask An Overseas Property Company
Once you had shortlisted a number of potential companies (check our guide ) you will need to assess the service each provides.
The agent or consultant will be the 'go-between' for the property developer and you - very few overseas developers like to deal directly with the buyer. So basically, the properties available are the same - what makes the difference is the advice, service and costs involved in dealing with each agent.
A good property company will be happy for you to use your own financial expert, legal advisor and arrange your own overseas mortgage. If you feel pressured to use their recommendations just walk away.
When you approach an agent be sure to ask them questions not just about the property but about the area, local government issues and future developments planned for the location. Whilst many people do buy without seeing the property it is always a good idea to do so - especially if you are planning to spend time there yourself.
Most agents will offer an inspection trip and many will do this for FREE! However, these 'free' trips are usually a restricted group visit, you'll be escorted at all times and often get the hard sell throughout. If you are offered this incentive ask them what this involves first!
Other companies will have their own people in the region and offer you their services. You will usually have to pay for this exclusive access to the local expert but this can be money very well spent in the long run.
And What About After The Sale?
Once you have made your choose and sign on the dotted line you will want to be kept up to date with the progress of the development (if buying new or off-plan). Ask the company if they provide this information and photos of your property, and if so do they charge?
Following completion, a good overseas property company will continue to provide you with support and help if there are any teething problems, the best companies will do this free of charge!
A reputable company will have no problem with you asking to speak to previous satisfied clients, if they refuse or claim it's a privacy issue then maybe they don't have that many. An ethical company appreciates your concerns and will be happy to answer them, so ask away and you'll find the right one for your needs.
